1. The inspection
A Licensed Master Plumber, or a qualified individual working for one, inspects the building's exposed gas piping from the point of entry, including public spaces, hallways, meter and boiler rooms. Piping inside individual apartments is not part of it.
2. GPS1 report to the owner, within 30 days
The plumber gives the owner the Gas Piping System Periodic Inspection Report (GPS1), listing any conditions that need correction.
3. GPS2 certification to DOB, within 60 days
The plumber submits the Gas Piping System Periodic Inspection Certification (GPS2) to DOB, which DOB now takes through DOB NOW. It has to reach DOB by your community district's December 31 deadline.
4. Corrections, within 120 or 180 days
If the GPS2 shows conditions requiring correction, a new certification signed by the Licensed Master Plumber who did the inspection must reach DOB within 120 days of the inspection, stating the corrections are done. If the original filing said more time was needed, the window is 180 days.
5. Keep the records
Keep the inspection report and certifications on file. DOB can ask for them, and the next cycle's plumber will want to see them.
